Villa Bel-Air
2021-2025Villa Bel-Air is a development of 11 individual houses —7 rehabilitated and 4 newly built— in the heart of Versailles, on the former site of Huet Déménagements, a historic local removal company. The existing buildings were a mix of residential, office, and warehouse spaces, requiring a complete reimagining of the property.
The project sits within the protected perimeter of the Château de Versailles, subject to strict planning constraints and the close scrutiny of the local heritage authority (ABF). Prior to construction, we were involved in the acquisition process, supporting legal and notarial negotiations from the earliest stages of the project. We then led the full permitting process with architects Perrot & Richard, coordinating with the City of Versailles and the ABF throughout, from the first submission to the final approval, permit posting included.
Working in partnership with a fellow project manager, we oversaw the full development cycle: technical consultant selection, construction documentation, contractor procurement and appointment, weekly site supervision, show unit delivery, and financial monitoring. The project reached near-completion before handover —with the pricing grid already defined and the final sales phase managed by our partner.
